ABSTRACT

The Agency practise in Nigeria, as well as several other issues experienced in Agency work due to the use of non-professional agents known as quacks.

Actually, it discusses agency practise and the agent’s duty to the principal, who is the landlord and his tenants.

In the investigation of the agency practise in Enugu, the researcher conducted a research work around Enugu and obtained information and contributions from professionals Estate surveyors and non-professionals via questionnaires.

The research also emphasised alternative data presentation and analysis methodologies.

AGENCY FOR INTRODUCTION

In recent years, commercial activities in Nigeria have increased. This is also apparent in the increased number of real estate transactions. As a result, the real estate agent business has recently become a company for all comers.

Market ladies, housewives, mechanics, taxi drivers, lawyers, doctors, engineers, and even a battery charger have all cashed in on this expanding sector. The explanation is not far-fetched.

This has a pretty narrow goal. This is an investigation on the practise of real estate brokerage in Nigeria to discover whether only estate surveyors and valuers are permitted to do so. The major subject addressed in this study is whether estate surveyors have a monopoly on the acquisition and disposition of real estate holdings.

Is there a statute that gives estate surveyors and valuers this authority? What role should a lawyer play in the acquisition and disposition of real estate interests?

To a lawyer, real estate simply means an interest in land, and so the lawyer refers to real property as opposed to personal property. Real property, sometimes known as realty, is simply immovable property (natural fixed).

In fact, agents are used in the real estate industry. An agent is “a person who acts or performs on behalf of another person known as the principal.” An agency is a contractual partnership between two people in which one person (the agent) acts on behalf of another (the principal). An agency is a relationship between one person and another, the primary.

An agency is a relationship in which someone (the estate agent) operates on behalf of another person (the principle) who wants to buy or sell a property interest.

However, in general, agency work is defined as work performed in the course of business in response to instructions received from another person who desires to dispose of or acquire an interest in landed property.
