INTRODUCTION TO CHAPTER ONE
1.1 Background Of The Study
The rising tendency in Nigeria’s residential construction business displays several unfinished projects costing billions of naira in irresponsible abandonment. Abandoned projects are those that have been started but have been abandoned for one reason or another.
Client mortality, fraud, a lack of cash flow prediction, and other factors can contribute to project abandonment. Such undertakings have social, economic, and physical ramifications.
Among the recommendations are periodical assessments of work in progress, the blacklisting of offenders, and the elimination of favouritism in the contract awarding process, among others.
The following consequences of building project abandonment were highlighted: tying down of funds and land spaces, extra cost involved in completing such projects, continued scarcity of residential accommodation, defacing the landscape and harbouring people of deviant behaviour, reduction in Gross Domestic Product (G.D.P.) and the associated stigma.
Suggestions were made on how to reduce the number of abandoned projects and how to revive and complete some of the abandoned initiatives. Among these suggestions are adequate project planning, proper cost planning/financial appraisal of the project,
proper site investigations, and the selection of credible contractors/managers to oversee project implementation. As a result, the research intends to investigate the causes and remedial measures of abandoned building reactivation in Nigeria.
1.2 Statement of the Problem
The rise in abandoned residential buildings in Nigeria has been one of the country’s problems in recent years.Kotangora, 1993; Osemenan, 1987; Ayodele and Alabi, 2011).
An abandoned residential building is one that has had its occupants abandon it owing to poor infrastructure and upkeep, dilapidation, a lack of security, or a natural calamity that has rendered the building uninhabitable.
Abandoning residential homes and development projects denotes the cessation of work on such properties with no intention of returning within the time frame specified in the contract. Many projects are abandoned in the middle (Spelman, 1993).
Given the capital-intensive nature of this project, it is necessary to complete a feasibility and viability assessment before proceeding. The causes and effects of these residential building abandonments are not limited to one explanation, but rather span multiple (Ayodele and Alabi, 2011), resulting in a whole declining influence on the values of developed properties placed nearby.
