CHAPTER ONE

1.1 INTRODUCTION

This country’s towns and cities have grown at an alarming rate in recent years. This expansion has been accompanied by an increase in physical, social, and technological changes, as well as a complicated urban pattern of development.

This rapid development, with its concomitant sprawling consequences on the original settlement and town out skirted, inevitably causes some land use congestion. Personal and political pressures exist within and around the affected area.

Owerri was designated as the capital of the newly formed Imo State in 1976. Almost quickly, the original settlement, which was more or less residential / agricultural sectors, was swallowed by Owerri’s fast sprawling development.

However, the morphology of these land activities in the area was discovered to be a result of both the initial settlement pattern and government policy in relation to the growth of the area. These policies are related to the development of the area.

These policies, and their subsequent implementation, contributed significantly to the Owerri Urban, with the resulting consequences on indigenous and other residents of the area, as well as the existing facilities in the area.

1.2 STATEMENT OF THE PROBLEM

The main problem of this study was to examine and evaluate the physical, social, and economic effects of land use activities in their current location in Owerri Urban and recommend solutions to the problems identified, because there has been a series of criticisms against the manner in which land was allocated to people in Owerri Urban.

1.3 AIM AND OBJECTIVE OF THE STUDY

This research endeavour aims at recognising the actual land use situation in Owerri Urban and so highlighting the consequences and results of prior development initiatives and their repercussions. This will then serve as the foundation for developing more functional and effective planning strategies for the region. The objectives are as follows:

1. To weigh the benefits and drawbacks of the allocation techniques.

2. To identify the procedure’s successes and shortcomings.

3. To propose potential methods for adopting better land use and allocation procedures.

1.4 RESEARCH HYPOTHESES

The study’s hypothesis was that conflicts of interest frequently emerge between political and physical planners in the planning and execution of land use activities, and hence the allocation system in Owerri is flawed.

1.5 RESEARCH DESIGN AND METHODOLOGY

Case study research was to be used in this project. Important information was obtained through the use of primary and secondary sources such as interviews, questionnaires, observations, journals, and books on related topics.

These will be supplied to estate surveyors, lawyers, town planners, civil officers, and government layout inhabitants. The acquired data will be statistically analysed using percentage and chi – square.

1.7 SIGNIFICANCE OF THE STUDY

The study’s relevance was to serve as a guide to land professionals v12 Estate surveyors, attorneys, and others on the land for efficient use of the available land in Owerri urban. It will also serve to educate the general people. On the numerous routes followed by such commuters to use and preserve zoning rules, for consistency in the capital city’s development process.

1.8 DEFINITION OF SOME IMPORTANT TERMS

Land use is the use to which each parcel of land is placed in accordance with the numerous human activities.

MORPHOLOGY: The structure of an activity or element

SPRAWL: Urban sprawl is the unplanned growth of cities to the east, west, north, and south.

URBAN: A town/city that provides a diverse range of goods and services to its surrounding countryside.
