CHAPITRE ONE

1.1 INTRODUCTION

This country’s towns and cities have grown rapidly in recent years. This expansion has been accompanied by an increase in physical, social, and technological changes, as well as a more complicated urban pattern of development.

This rapid development, with its attendant sprawling impacts on the original settlement and town, inevitably results in some land use congestion. Personal and political forces, for example, within and around the affected area.

Owerri became the capital of the newly formed Imo State in 1976. Almost quickly, the old settlements, which were mostly residential and agricultural areas, were overrun by Owerri’s fast-spreading expansion.

However, the morphology of these land activities in the area was discovered to be a function of government policies in relation to the growth of the area, not just the original settlement pattern. These policies are related to the area’s growth.

These policies, and their subsequent implementation, contributed significantly to the Owerri Urban, as well as the consequences on the indigenous and other residents of the area, as well as the existing facilities in the area.

1.2 STATEMENT OF THE PROBLEM

Because there has been a series of criticisms against the manner in which land was allocated to people in Owerri Urban, the main problem of this study was to examine and evaluate the physical, social, and economic effect of land use activities in its current location and recommend solutions to the problems identified.

1.3 PURPOSE AND OBJECTIVES OF THE STUDY

The purpose of this research was to recognise the present land use situation in Owerri Urban, as well as to highlight the ramifications and results of prior development initiatives and their repercussions. This will then serve as the foundation for developing more functional and effective planning strategies for the area. The goals are as follows:

1. To assess the benefits and drawbacks of the allocation techniques.

2. To identify the procedure’s accomplishments and shortcomings.

3. To propose potential methods for improving land usage and allocation procedures.

1.4 RESEARCH HYPOTHESES

The study’s hypothesis was that conflicts of interest frequently emerge between political planners and physical planners in the planning and execution of land use activities, and hence the allocation system in Owerri is flawed.

1.5 DESIGN AND METHODOLOGY OF RESEARCH

The case study research method was to be used in this study. Important information was obtained by utilising primary and secondary sources such as interviews, questionnaires, observations, journals, and books on related topics.

These will be given to estate surveyors, lawyers, town planners, public officers, and government layout inhabitants. The collected data will be statistically analysed using percentages and chi-square.

1.7 THE SIGNIFICANCE OF THE STUDY

The study’s significance was to serve as a guide to land professionals v12 Estate surveyors, attorneys, and others on the land for efficient utilisation of available land in Owerri.

It will also aid in public education. On the numerous routes followed by such commuters to use and preserve the zoning rules, for consistency in the capital city’s development process.

1.8 DEFINITION OF SOME CRITICAL TERMS

LAND USE:- Land is a genetic term that includes the physical soil and any improvements on it like as plants, buildings, and so on. Land use refers to the use that any piece of land is put to in accordance with the various human activities.

MORPHOLOGY: The structure of a particular action or element.

SPRAWL: Urban sprawl is the unplanned development of cities to the east, west, north, and south.

URBAN: A town/city that provides a wide range of goods and services to its surrounding countryside.
