ABSTRACT
Rent is a recurring payment made to a property owner in exchange for the right to use the property. This payment is increasing in modern times due to a variety of variables, including rising commodity prices, inflation, and landlords’ avarice. Similarly, the collection of rent is hampered by a variety of issues, which frequently leads to schisms between landlord and renter.
However, these rent collecting issues can be effectively resolved, resulting in a positive landlord-tenant relationship. This study aims to achieve this by identifying rent collection issues in residential properties in Enugu and making recommendations on how to address them. The government has implemented efforts to make the rent collection procedure more efficient.
These actions have taken the shape of rent control edicts, repossession of premises edicts, and the establishment of rent courts. These laws have been established and updated by several states of the federation to handle state-specific rent collection issues. States such as Cross-River, Kwara, Anambra, and Lagos State have done so.
This study will evaluate these regulations in order to gain a better understanding of how they might be used to alleviate rent collecting issues in residential properties in the Enugu metropolis. Three neighbourhoods were chosen for this investigation. They are: new Haven, Obiagu, and Achara Layout, all in Enugu metropolitan.
