INTRODUCTION

1.1 Background of the Study

With Nigeria’s capital expenditure profile set at 24% of recurrent expenditure in 2014, falling crude oil prices, and high funding costs for capital project execution, the Nigerian construction industry is clearly under pressure to develop more time and cost efficient construction systems in order to ensure affordable housing in Nigeria.

The importance of housing throughout human history cannot be overstated. Housing is regarded as one of the most reliable markers of a person’s style of life and social status (UNCHS, 1993). Housing and building conditions indicate a society’s standard of living (Venkatarama, 2004).

As a result, in the mid-twentieth century, the need of having access to appropriate and inexpensive housing became more prominent. The majority of Nigerians do not have access to decent housing units due to the high cost of building materials. This has resulted in several studies into the creation of new and novel dry construction techniques to provide access to homes for all.

The new construction method, which is based on a dry construction system made of cement, quartz sand, cellulose, natural calcium, and water, is treated by autoclave (a high-pressure and temperature drying process) to ensure durability and dimensional stability. They are made into boards.

The boards, which come in a variety of widths and thicknesses ranging from 6mm to 20mm, are created under tight quality control and international standards.

Le (2014) described the dry construction system as a modern building system that tends to translate the building process into an industrial process, claiming that it is more versatile and faster than traditional wet construction using bricks and blocks, saving up to 70% of construction time.

He went on to say that the dry construction technology can reach any design idea that an architect can come up with, noting that there are numerous reference building projects in Nigeria that use the boards.

In contrast to the traditional brick and block process, this system uses very little water. The technology generates minimal construction waste, and dry built structures maintain room temperature far better and are more energy efficient.

The usage of timber associated with traditional construction is avoided in dry construction, and the approach has a good impact on preventing deforestation.

Lower dry construction loads result in less excavation and soil disturbance. The technique better complements the green building concept for current construction worldwide.

In addition, the system is lightweight. It weighs around ten times less than equivalent blocks and mortar construction, resulting in significant savings in foundation and structural expenditures.

Dry construction for eaves has also proven to be a much more viable choice, with reduced self-weight, faster completion times, and superior technical quality. Dry construction building boards are very fire resistant and have excellent acoustic and thermal qualities. It is also a moisture and pest-resistant solution.

Explaining that skill-gap is a major challenge for dry construction, Le (2014) noted that some companies in Nigeria who are in partnership with other stakeholders with skills in dry construction technology to put in motion machinery for skill acquisition with regular trainings to ensure the technology is domicile with the Nigerian populace, adding that customers’ perception is another challenge to address, while efforts are in top gear towards continuous education on

1.2 Statement of the Problem

Various scholars believe that with the demand for housing in Nigeria expanding at a geometric rate while housing supply grows at an arithmetic rate, there is an evident need to establish a more realistic technique of attaining mass housing development in the country.

Dry building provides an outstanding opportunity for the government at all levels and main lending institutions to ensure the rapid provision of mass and inexpensive homes in Nigeria.

The researcher believes that dry construction technology will provide building professionals and contractors with a viable alternative to the typical wet construction process that uses blocks, bricks and concrete. However, this study will look into the significance of dry construction in providing cheap housing in Nigeria.

1.3 Objectives of the Study

The aims of this investigation are as follows:

1. To investigate the significance of dry construction in providing cheap housing in Nigeria.

2. To investigate the steps involved in the dry construction technique.

3. Determine the factors that limit the utilisation of dry construction systems for building development in Nigeria.

1.4 RESEARCH QUESTIONS.

1. How can dry construction help to ensure affordable housing in Nigeria?

2. What is the procedure behind the dry construction system?

3. What considerations limit the utilisation of the dry construction technology for building development in Nigeria?

 

 

1.5 Hypothesis.

HO: The dry construction technology cannot be used to provide inexpensive housing for Nigerians.

HA: Dry construction systems can be used to provide affordable housing for Nigerians.

1.6 Significance of the Study

The following are the implications of this study:

1. The findings of this study will educate building technology experts and other stakeholders in the building industry about the importance of active innovative development using dry construction systems to ensure the availability of affordable housing for Nigerians.

2. This research will also serve as a resource base for other scholars and researchers interested in carrying out more research in this subject in the future, and if implemented will go to an extent to provide fresh explanation to the topic

 

 

1.7 Scope and limitations of the study

This study on the role of dry construction in guaranteeing inexpensive housing in Nigeria will examine all aspects of the dry building system in order to identify techniques that can be used to supply sustainable mass housing to Nigerians.

Limitations of the study

Financial constraints- Insufficient funds tend to restrict the researcher’s efficiency in accessing relevant resources, literature, or information, as well as in data collecting (internet, questionnaire, and interview).

Time constraints: The researcher will conduct this investigation while also working on other academic projects. This will reduce the amount of time spent on research.
