ABSTRACT
This project is intended to determine the effects of delay and disruption on the cost of building construction projects in Nigeria, with the goal of x-raying unnecessary delay and disruption in the normal processes of procuring and prosecuting building and civil engineering construction work at both the pre-contract and post-contract stages of construction. The elements that typically cause these delays and disruptions in construction projects include the multiple projects on the construction landscape as well as the parties involved in carrying out the projects. This study went on to explain what the Quantity Surveyor and other stakeholders engaged in the construction process can do to prevent delays and disruptions in construction in Nigeria. According to this study, inadequate planning, incompetent project managers, variations in project scope, political issues, pricing fluctuations, and so on all lead to delays and disruptions in building construction projects, affecting their costs. The majority of correct things are recommended for the removal of delays and disruptions on building projects, such as adequate pre-contract analysis, hiring qualified construction specialists, and so on.

INTRODUCTION
1.1 Background of the Study
Most Nigerian towns and cities are studded with projects that have been postponed, disturbed, or left unfinished. Explanations for the stages of each building project vary, and are sometimes attributed to a lack of financial, human, and material resources to complete the projects.
It is frequent in Nigeria, especially given that the country is experiencing an economic depression. It is often unfortunate to witness large capital projects being disrupted and abandoned.
Any attempt to delay or interrupt a construction project will have disastrous effects for all aspects of the nation’s activity, which will be severe and unpleasant.
Delays and disruptions in building have an impact on costs and are particularly retrogressive in a developing economy like Nigeria, and they must be handled and tackled with all of the courage and effort that we have.
1.2 Statement of The Problem
One of the most serious issues confronting most construction projects in Nigeria today is the occurrence of delays and disruptions during both the pre-contract and post-contract stages of construction in building and civil engineering works.
Building costs rise as a result of construction delays and disruptions caused by variance. Many construction projects in Enugu require significant financial investment and time to complete, and any attempt to postpone or interrupt the construction process will have disastrous effects for economic control and building costs.

1.5 The Significance of the Study
This study will benefit the majority of Nigeria’s construction business since once a project is launched and managed efficiently, it eliminates high procurement costs and generates significant profit.
This will also aid in the planning and execution of future construction projects, particularly for the quantity surveyor during the feasibility and planning stages of a proposed scheme, as well as the building manager’s creation of work methods and schedules.
The study also aims to identify the reasons of construction delays and interruptions, as well as the expenses, in order to assist construction firms, engineers, surveyors, and construction managers in initiating and controlling their projects without losing time or poor management.
1.7 Definition of Terms
According to the Oxford Advanced Learner’s English Dictionary, delay refers to the process or action of being sluggish, late, or lingering, as well as disruption, which is the action of making something difficult to proceed.
Delay – Delay in construction can be defined as an act in which project execution is slow or interrupted at some point, resulting in an unnecessary extension of the work schedule from what was originally planned.
Disruption – In construction projects, disruption is defined as an act or sites that are partially or completely deserted at one time or another due to unforeseen circumstances that have resulted in prolonged delays that are not in accordance with the work schedule in use, such as an extension of time or postponement as originally scheduled.
Cost – the expected amount of money required for something or the price to be charged for something. It also signifies the work, loss, or harm that is required to do or achieve something.
Construction is the process or method of building or making something, particularly roads, buildings, and bridges.
